This is the final instalment in a series of blog posts concerned with people’s motivation when they buy a house that needs a lot of work doing to it instead of buying a house where the work has already been done. The previous posts were largely concerned with aesthetic matters but there is another factor to consider and this one is of a financial nature.

Making the most of a good investment

The fact is that a house that is one the market that needs money spending on it will be on the market for significantly less than one that needs no work doing on it. This means that buying the house is a real investment. It often represents a good financial move to buy a house that is on the market for a low price and then to carry out the necessary work to raise its value.

This is not something you can undertake lightly. You need to have the budget to spend on getting the help of architects and other professionals in the world of construction and design so that you can make something of the project. However, when it is done properly, this sort of move can turn out to be very successful indeed.

The previous blog post began looking at why many home owners are so keen to invest in a property that is incomplete inasmuch as it does not cater to their needs in its current form and it needs significant attention. Aside from the pride associated with fixing a house up so that it is fit for purpose there is also the matter of turning a house into the perfect home.

Creating the perfect home

The fact is that the original house may not suit your own sense of style and it may not suit the practical requirements of your household. However, there may be no better alternatives out there either. In this event it is often a good idea to make the investment and then carry out the work with the help of design and build specialists in your area.

This way you can dictate what goes on in the design stages. This is important because it allows you to turn the original house into something much more personal. After all the work has been carried out the place will suit you much more in terms of how it looks and it will also meet the needs of your household because it will have been renovated specifically to do so.

Buying a house to fix up is actually something that many house buyers prefer to buying a house that is already in perfect condition for their arrival. There are number of different reasons for taking this approach and they will be examined in a little bit more detail of the course of the next couple of blog posts.

The pride associated with putting in the work

There is certainly a lot to be said for putting in a lot of the effort to get the house into shape yourself. This is something that people tend to enjoy and it gives them a real sense of pleasure when all the work is finished and the house looks stunning.

Renovating a property as an investment for the future (Part 2)

Perhaps the best way of going about your renovation is to get professional teams involved. If you can secure the help of a design and build team that can conduct all the work from the initial architecture and design to the construction work and the interior design at the end of the project then you stand a better chance of being able to get the property back on the market at a vastly improved price relatively soon.

Of course, this may not be what you actually intend to do with the property. You might actually prefer to rent the property out because you don’t actually want to get rid of the investment straight away. Otherwise you may be very proud of the work you have put in and you would be sad to see it go.

Whatever you choose to do with the property once it has been renovated, one thing is clear. It is all about the quality of the work that is done. You need to address repair work at the same time as making the place attractive to future buyers or tenants so that nothing gets in the way of making money on the property when you choose to.
